Working with Kate was genuinely a great experience. She secured a full-asking offer on opening weekend—at the end of October, when the market was clearly cooling off. My condo was in a complex with competing units, so I knew it wouldn’t be an easy sale.
From our first meeting, she came prepared with comps and a clear pricing strategy. Her biggest recommendation was to repaint the entire place to help it stand out. I was hesitant, but after talking it through and understanding the return on investment, I went for it and it absolutely paid off.
The most impressive part is that I had already moved out of state. I only came back a few times; everything else was handled remotely. Kate coordinated painters, handyman work, and even small things like light bulbs and batteries. She stopped by to check on the unit after showings and made sure nothing slipped through the cracks. She made a stressful situation incredibly easy.
When offers came in, the strongest one was FHA. Kate walked me through the extra requirements and helped me weigh my options. She guided me through inspection, handled communication with my HOA and property management, and made sure all repairs were completed quickly. I only ended up giving a small concession, which I was perfectly happy with.
The last hurdle was the FHA appraisal requiring a handrail. Kate jumped on it immediately. Timing was tight because it was right before Thanksgiving, so I ordered the handrail myself and drove back to Ohio to install it so we could close on schedule. She was ready to take care of it the following week if needed, but fully supported me wanting to close on time.
Overall, I couldn’t be happier with the level of service Kate provided. She went above and beyond every step of the way. Meanwhile, other units in my building are still sitting on the market—honestly, they need to hire Kate to get the deal done.
